Time to Usable Lawn
Seed: 8 to 12 weeks for a basic lawn to establish. Full maturity takes a full growing season (6 to 12 months). During this time, you cannot walk on it, and it requires careful watering.
Sod: Instant lawn. Usable for light foot traffic in 2 to 3 weeks. Fully rooted in 4 to 6 weeks. You get an immediate transformation.

Establishment Success Rate
Seed is vulnerable during germination. Heavy rain can wash seeds away. Birds eat exposed seeds. Dry spells kill sprouts. Weed competition is fierce because bare soil is an invitation for every weed seed in the area. Many DIY seed jobs fail partially and need overseeding.
Sod is already a mature, weed-free turf when installed. It has a much higher success rate because the grass is established before it arrives at your property. As long as you water it properly for the first few weeks, sod almost always takes.
Grass Variety Options
Seed offers the widest variety. You can choose exact species, blends, and cultivars optimized for your specific conditions (shade, sun, traffic, drought tolerance). Custom blends are available that you cannot get as sod.
Sod is limited to whatever the local sod farms grow, which is usually 3 to 6 varieties per region. You get less choice but the available options are proven performers for your climate.
Best Time to Install
Seed: Cool-season grass seeds should be planted in early fall (September). Warm-season seeds do best in late spring (May to June). Planting outside these windows significantly reduces success.
Sod: Can be installed almost any time during the growing season. Spring and fall are ideal, but sod can even be laid in summer with adequate watering. This gives you much more flexibility on timing.
Erosion Control
If your yard has slopes or is prone to erosion, sod provides immediate protection. The mature root system holds soil in place from day one.
Seed on slopes often washes away with the first rain, requiring erosion blankets or straw cover, which adds cost and complexity.
